Kimpton Pittman debuts in the rebirth of one of Dallas' most historic buildings
The new Kimpton Pittman hotel opened last week marking the rebirth of one of Dallas' most historic buildings in the storied Deep Ellum neighborhood. The property serves as the first hotel in the neighbourhood and provides doorstep access to some of the city's most popular shops, craft breweries, dining destinations and over 30 live music venues. The property has 165 contemporary, residential-style guest rooms ranging from a Deluxe King to a spacious, Presidential Parlor and sits in the historic Knights of Pythias Temple, a 1910s building designed by prominent African American architect and son-in-law of Booker T Washington, William S Pittman, for whom the hotel is named. After having sat vacant for decades, Kimpton recruited architects, Perkins+Will, to work in tandem with designers at Busta Studio and the Dallas Historical Society to restore and preserve the landmark to its original essence, while coupling it with a new build, contemporary tower delivering a juxtaposition of new and old.

International hospitality group sbe has confirmed the expansion of the Delano brand to Europe, in what represents a key stage of its international growth. Sbe will take over and redevelop an existing property in partnership with private equity firm Quianto Capital and its strategic adviser and asset manager Enma Capital to deliver the boutique Delano Porto Cervo property in Costa Smeralda, Sardinia Italy. The 68-room property, located steps from the romantic white sand beaches and dazzling marina of the Porto Cervo village, will undergo a complete redevelopment and remodel in keeping with Delano's signature elevated style. The property will feature a world-class restaurant, lobby bar, pool bar, beach club, fitness studio and other hotel-related amenities and is expected to open by June 2023.
STR and AirDNA analysis shows hotel industry is making promising occupancy gains and short-term rentals are already nearing last year's RevPAR levels
The hotel industry has made promising weekly gains in occupancy since its low point of the Covid-19 pandemic, while short-term rentals are nearing last year's levels in revenue per available room (RevPAR), according to a joint analysis of 27 global markets by benchmarking specialist STR and AirDNA. The analysis of weekly data from Jan-2019 through the week ending 27-Jun-2020 looks at the performance of traditional hotels, hotel-comparable short-term rentals (studios and one-bedroom units) and larger short-term rentals (two bedrooms or more). It found that the end of the study period, hotel RevPAR in the 27 markets was -64.8% lower than the previous year, while in the short-term rental market it was down just -4.5% year-on-year. Hotels bottomed out at 17.5% occupancy levels for the week ending 28-Mar-2020, while short-term rentals only fell to a low of 34.3%. Hotels were hit harder due to greater reliance on group demand and business travel. Occupancy decreases were felt uniformly within all 27 of the markets covered, with the exception of short-term rentals in Atlantic City. Among the worst-hit markets for both hotels and short-term rentals were New Orleans and Rome. Steeper declines in hotel ADR came as travellers migrated toward midscale and economy class properties. Nashville and Austin were two markets to see more pronounced demand declines for higher-end hotels compared with the lower end of the market, according to the analysis.

- Latest data for the week commencing 02-Aug-2020 shows a continued steady rise in hotel performance in Canada, albeit with the same significant level of year-on-year declines. In comparison with the week commencing 04-Aug-2019, occupancy was down -48.6% to 39.9%, ADR fell -28.6% to CAD132.53 and RevPAR declined -63.3% to CAD52.85. STR's data shows British Columbia was the only province to reach a 50% occupancy level (50.2%), Manitoba (42.4%) and Ontario (40.4%) reached a 40% occupancy level, while Ottawa (38.9%), Edmonton (34.9%) and Vancouver (35.1%) were the only major markets at or above the 30% mark.
- Hotel performance data for the United States of America for the week commencing 02-Aug-2020 showed slightly higher occupancy and room rates from the previous week. In comparison with the week commencing 04-Aug-2019, occupancy was down -32.6% to 49.9%, ADR declined -24.9% to USD100.88 and RevPAR fell -49.4% to USD50.37. According to STR's analysis, US occupancy has risen week-on-week for 16 of the last 17 weeks, although growth in demand (room nights sold) has slowed. Norfolk/Virginia Beach, Virginia, was the only major markets to reach a 60% occupancy level (66.9%), while just three additional markets reached or surpassed 50% occupancy: Philadelphia, Pennsylvania-New Jersey (58.5%); Detroit, Michigan (52.5%); and San Diego, California (51.1%).

- Apple Hospitality REIT has confirmed the opening and acquisition of the new 105-room Hyatt House and 154-room Hyatt Place in Tempe, Arizona, for a gross purchase price of approximately USD64.6 million, or approximately USD249,000 per key. The hotels comprise a dual-branded complex that is located at 601 East 6th Street in Tempe, Arizona, on Arizona State University's Tempe campus, across from Desert Financial Arena. They are part of the initial phase of the Novus Innovation Corridor, a modern, mixed-use development integrated with the university's Tempe campus that will house offices, residences, retail stores and restaurants.
- A topping out ceremony has taken place to mark an important construction milestone in the completion of a new Marriott International dual-branded Courtyard/Residence Inn coming to Jekyll Island, located off the coast of the US state of Georgia. The completion of the support structure of the roof was celebrated by LNW Hospitality and New Castle Hotels, the developers of the 209-key property, scheduled to open in the spring of 2021, which features 120 Courtyard by Marriott rooms and 89 Residence Inn by Marriott rooms.
- The Nobu Hotel London Portman Square, which sits on a prominent corner of Portman Square in London's upscale Marylebone neighbourhood, will formally welcome guests from 01-Nov-2020. The property will contain 249 guest rooms and suites and will feature a Nobu Restaurant, bar and outdoor terrace, plus a 600-person ballroom, gym, wellness facilities and meeting spaces.
- Hotel management, investment and advisory services company Prism Hotels & Resorts has confirmed that renovations of its NYLO Las Colinas and NYLO Dallas/Plano Tapestry Collection by Hilton hotels that initially begun in early 2020 have now been completed. The "extensive upgrades" have been introduced to "virtually every facet of each hotel," according to management company.
- The new 196-key Renaissance Milwaukee West property has opened in Wauwatosa, managed by Concord Hospitality Enterprises and marks the brand's debut in Wisconsin. Nestled in the heart of Milwaukee's western neighbour, just minutes from downtown, the 12-storey property is located with convenient proximity to businesses including Milwaukee County Research Park, Medical College of Wisconsin and several other large and small corporations.
- The St Joe Company and BRW MidGrove have established a joint venture to construct The Lodge 30A, a planned boutique hotel in Seagrove Beach, Florida. Plans call for The Lodge 30A to be located on Scenic County Highway 30A adjacent to Greenway Station, a planned mixed use development. The current plans call for a picturesque three-storey hotel with amenities such as a fitness centre and outdoor pool. Site development is expected to begin immediately for an opening in early 2022.
- Velas Resorts in Mexico is now implementing a new safety measure for guests and staff to help detect potential Covid-19 based around the loss of smell symptom. A new test will see guests and staff asked to smell and identify the odour of a small perfumed cloth pouch which feature three distinctly different scents: garlic, coffee, or citrus. This measure is in addition to frequent health and temperature checks for both guests and staff.
- The Westin Anaheim Resort will open in Oct-2020 as planned after confirming the core executive team to lead the brand new 618-room hotel. The property has a modern design inspired by Anaheim's historic orange grove roots before Disneyland opened in 1955 and is being established as a "relaxing haven of wellness and renewal" located directly across Disneyland Resort and steps away from some of Southern California's most popular attractions including Angel Stadium of Anaheim, the Honda Center and the Anaheim Convention Center.
